The house is built in the traditional Perigord style with a high sloping roof and dormer windows. From the front it appears to be 2 storeys high but it is built on a slope, so at the back it is 3 storeys high. It comfortably accommodates up to 14 people over the 3 floors, in twin or double bedrooms. The top 2 floors of the house sleeps 10. On the ground floor there is a 2 bedroom self-contained apartment which sleeps 4. During peak season the house is let as a whole for up to 14 people, on a sole tenancy basis, this gives exclusive use of all amenities including the swimming pool. There is central heating throughout for use during cooler months.
Entry to the main house is via the covered south facing front terrace. You enter the hallway on the 1st floor through a solid French oak door with stained glass transom.
From the hallway, doors lead to the kitchen, lounge/dining room, cloakroom and a corridor, off which are a twin and double bedroom plus a shower room. Stairs lead up to further bedrooms and the main bathroom on the 2nd floor and down to the apartment, with TV room, laundry/utility room and garage on the ground floor.
The modern fitted kitchen is fully equipped with an electric oven, gas hob, fridge/freezer, dishwasher, microwave, coffee maker and toaster etc. French doors lead onto the covered south facing front terrace. Despite being modern, the kitchen has a rustic charm with beamed ceiling and terracotta floor tiles.
It is perfectly positioned for entertaining indoors or enjoying al fresco meals on the front terrace. Croissants and coffee in the morning, bread and cheese at lunch time or a cool glass of wine in the evening whilst watching the sun go down. The sunsets from the front terrace are amazing.
The large L shaped lounge/dining room has wonderful oak beams, stone walls, chestnut parquet flooring and a wood burner. There are plenty of soft comfy sofas and chairs and a large dining table, plus a collection of books, cards games etc. French doors lead onto the front terrace and there are four windows on two aspects, making this a very light and airy room with views over the front terrace, the orchard, swimming pool and lake.
On the opposite side of the hall, the cloakroom has a toilet and wash hand basin. Another door leads into a corridor where you will find a front aspect double bedroom with ceiling fan and French doors leading to the front terrace and a rear aspect twin bedroom with views over the pool and lake. Both rooms have chestnut flooring. There is a large shower room with walk in shower, toilet, wash hand basin and bidet. The floors and walls are tiled and there is a high ceiling with beams which enhance the style of this modern room.
Off the large landing is the master bedroom which has a king size bed and en-suite with corner bath, wash hand basin and separate toilet and bidet. There are two ceiling fans for your comfort during warm summer nights. The beams and feature stone walling in this room are wonderful. It has a double aspect, looking over the terrace at the front of the house and the swimming pool and lake at the back. Two further bedrooms occupy this floor, one double rear aspect room overlooking the pool and lake and a twin front aspect room looking south toward Bergerac. Both rooms have fantastic beams.
The large bathroom is on this floor, has a bath with shower over, wash hand basin and bidet. The floor and walls are tiled and there are beams on the ceiling.
On the ground floor is the apartment. Entry is from the rear patio or an internal door in the lower hallway. It has a kitchen/diner, TV lounge with DVD player, a twin and double bedroom and a bathroom with ¾ bath, wash hand basin and toilet. The kitchen is fully equipped for 4 people with gas cooker, fridge, kettle, coffee machine and toaster. It overlooks the rear patio and swimming pool. This makes the kitchen ideal when dining alfresco on the rear patio.
From the apartment you enter into the bottom hallway where you will find a selection of indoor and outdoor games, jigsaws and a collection of DVD’s and books. 2 other doors lead from the hallway, one leads into the integral garage, where you will find the BBQ, outdoor games and nursery equipment, the other leads to the laundry/utility room, this has a sink, kitchen units, washing machine, tumble drier, iron, ironing board and a fridge. There is another toilet off this room and a door leading to the table tennis area, boiler room and additional storage area.
